Yes exactly @Joshuam R.. Most people are going to do some research online when they get a piece of direct mail before reaching out. If your site can capture them there, you have a chance to nurture them before they reach out. Or, collect their info so you can reach out first.

I've certainly had folks gain some traction with $500 spend. Its more the exception than the rule. But like @Jenna Chau mentioned, you need to spend more of your time on the data side if your budget is limited.
You'll either spend time or money to increase your marketing ROI with direct mail. Where is your time best spent?
More letters/postcards = more $ spent
More targeted data = more time spent gathering + refining
That should help determine how you want to proceed with this campaign @Billy Farley

Hey @Kerry Noble Jr, Echoing some of @Charlie MacPherson mailing tips here. You need to be consistent to be successful in DMM. That's #1. Second, do something different than every other 'we buy houses company'.
Just because it's unsolicited marketing, doesn't mean you should send a junky cash offer postcard. Take 5 minutes and think about what would draw your attention as a homeowner. Like any good marketing, less is more.
If you're too busy to figure out the best strategy for mailing, consider hiring OLM. We work with hundreds of investors, so we know what's actually working for others.

Hey @David Avetisyan, here's what I see from working with dozens of investors on mail campaigns.
1. real pen produces better responses than digital print. For both postcard and letter format
2. I would use both white and colorful envelopes in your campaign.
3. what do you want them to do? If you have a nice website that acts as a lead funnel, then include your url. If you just want calls, only include your phone #.
4. Forever stamps and other specialty stamps do increase the open rates of letters
5. Call / Text is becoming increasingly common. again, how do you want to handle it.

Have you thought of going directly to the sellers? Targeted mail is still performing. A lot of our agent + broker clientele is ramping up on marketing, after not needing to do much of it the last 3-4 yrs. @Michael Rainey @Nathan Grabau

list source and propstream are 2 popular options for general homeowner database info. If you want specialized or distressed lists, try the courthouse for lists like probate, tax lien, utility shutoff, etc. Then mail them consistently for 6 months. @Adrian Lemus

Awesome. I've been looking for something like this for a couple years. When/how did you buy it, and what was repaired?
