For single addresses, theres an app called dealmachine. You can fully execute d4d through this platform.
Its a nice way to hit a small amount of records. But the serious guys that I work with, d4d is just a segment of their list. They add it to their larger lists.
Our minimum on letters is 200, so we could easily generate a list of surrounding properties to one of your recent listings. I do that all the time

Depending on your budget, a combo of direct mail and cold calling is the way to go. SMS is successful, but its a high volume game and you WILL upset people.

I have a handful of clients that use professional style letters to market to larger Multi Fams. Both Bill and Wale have great points about this space.

Wholesalers typically do a few types of marketing. Cold calling, Direct mail, digital advertising, texting + voicemails where its legal.
Having a solid inbound web site for prospects to land is a good place to start. You'll want them to provide a phone #, email, and property address at the least.

I'd agree with Pete on this. even if you're sending mail in small quantities 100, the targeted, personalized approach will be more effective than bandit signs. Once you find a mail sequence that performs well with your prospects, you add more data and scale up.
