Hey @Andrew DeLorenzo for postcards, you might as well just pay to have them done. The postage is 90% of the cost. You'll save maybe 5 cents per card doing it yourself. And you have to make sure you're following up each month, re order supplies, drop off at the post office, etc.
it not worth the small savings for many investors, and the automation of using a multi touch campaign will make you more efficient with your marketing.

I agree with a lot of the sentiment about offers here. You can get away with it a bit more with single families, but with multi's, especially of this size, there are too many factors that could +/- the valuation in a significant way.
How many prospects are you targeting @Tim McGarvey? If its a few hundred, I'd suggest to just start mailing. If you need help with messaging, I'm happy to share examples.
if your list is under 100, I'd suggest doing the research on valuation, and sending them a kickass personalized letter, complete with offers/contigencies/etc. I'd still warm them up with a couple letters first, simply expressing interest.

@Chris Wilson Deal Machine is great for smaller time mailings or driving for dollars. I believe that's what your colleague is referring to. If you need help targeting larger groups of prospects using tested mail sequences, Open Letter specializes in this for Investors and Agents. We have the lowest price for handwritten letters, which many agents have been having success with as of late!

I have a couple suggestions for direct mail products and templates, but first I'd like to hear a bit about your prospects, who you're targeting, and your REI strategy. I noticed in your title line you're looking for industrial/commercial properties? Texting and cold calling work well as a standalone, but work great in addition to mail.

I think of emails as something you pretty much have to do. Is it going to fill your pipeline every week? Not likely. But it will help push along those cold leads and hopefully nurture them to a point where they are comfortable or curious enough to reach out.
If you don't want to spend money on mailers, I think email + cold calling is going to be your next best bet.

@Steven Nguyen what do you consider a dead lead? someone who asked to be removed? You can easily be suppressed via your crm or excel list that you manage your records in. Then they will be excluded in the next marketing activity.

Hi @Lauren Rautio and @Edmund Fletcher. I can help offer some advice on mailers. Your script in the initial post was pretty good. You may want to add some more incentives for the buyer to entice them to call you. Cash offer, quick close, no fees/commission are some common points I see on most mailers. Personalizing a mailer goes a long way in a competitive market where owners are constantly bombarded with postcards.

Virtual wholesaling is becoming increasingly common. I've even thought of it for myself as aBoston suburb native. You need to set up you circle before you even think about marketing, or you're going to struggle each step of the way. Agents, contractors, inspectors, drivers, PM's. Carrot can be a powerful tool in conjunction with paid marketing, but its not a set n forget solution as Jake mentioned. You need to redirect prospects to that page via marketing, ads, seo.
You also need to customize the site from the boilerplate site structure they provide you. If you don't, you run the risk of having a site that looks, feels, and performs like a website from 2007.
Like any tool, you need to know how to use it!

Hey @Christian Brown. You can likely have 1 page with designated area's for each, and have the site visitors follow a path depending on if they're trying to list vs sell. You'll likely start gaining traction in 1 area more than the other, and then you can choose to optimize one way if you wish
