Hey Satnam,

The advice above is good. A lot of my investor/agent clients will put a small disclosure on the bottom indicating they brokerage they are with and sometimes the license # as well. From working with previous clients in the Chicago area, I know they have some strict rules on wholesaling that you wont find in other areas. Since you're licensed however, you're good to start direct to seller marketing!

I have a great postcard template that helps buyers calculate and offer based on the properties assessed value + arv. It's been performing very well in low cost markets and for wholesaling. Its called the ROS mailer

My suggestion is to pair up with a guy like Brian who is already marketing to these types of properties, so you can get some insight. Then you'll know how you want to approach these owners, and we can help you market to them.
