thanks for your insight. here is a quick pic of the facility. Based on what I can find out before the owner responds, it looks like there was another building next to it previously. The google images showed it might have been burned down, and the owner never rebuild it and went ahead and shut down the storage facility. 

the closet facility is 3 miles out to the main road.

Hoping everybody can share some insight. I started with residential rental and hoping to move into self-storage. I saw an intersection corner lot with "out of business" self-storage  ~ 1.5 acres of total property size. The current building sits on half of the lot will need renovation, ( new roof, new door, etc) with about 30 units. I have found the owner and sent them a mail requesting to negotiate a purchase deal. 

do you think this is would be a good deal to start within self-storage? it is a rural area that is developing. Mostly farm field currently with new house development coming in. The high school is 2 mins down the road.

hello everybody, 

got a tax question that is bugging me. 

bought a rental house on 10/10/2021 last year. I staying in it while managing some renovation until 1/2022. got it to rent out on 2/2022. 

sent all the expenses for the year of 2021( mortgage interest, property tax, property insurance, renovation cost for material and labor, etc) to the accountant. he said since the house was not ready for rent, I cannot claim expenses on it for the year 2021. 

he mentioned I did not lose them, but instead, he capitalized on the holding cost/renovation. I sent him an email asking the question but just can't sleep tonight until I know what that means exactly.

The agent pass along $40 for a month so far.  Seemed like there she chose the $9.99 week option. Not sure why.

Hello 

Just wondering how much do people get charge for listing rentals on Zillow ? 

Is it normal for the property manager to pass along the Zillow fee to the owner ?

he is suppose to send me a scope of work and general outline,  have not gotten that yet.  The quote does include the drywall, trim, and paint.  

He is a home builder contractor, so he will have different crew coming to different work.  Not sure if himself will actually be there.  

Hr did say the door should be easier to order, but the window are like 4 month back order.

He is in his 40s. His client have said that he is always on the job, so don’t typically check his phone regularly.  

I suppose he don’t take his work phone home after hours.

If that is correct, I would think material costs would run about $3000 by themselves. That leaves $5000 for labor. Since you have a brick sided houses, there is a lot of money involved in replacing the brick facade around the window and doors, not to mention the new header work it seems you will need. (The current window runs all the way to the top-plate and the new one sets at the standard 6'8" level)

Based on what I see, $8000 is a fair price, might even be a little low....

the contractor seemed professional. He didn’t ask for any payment until the work is done. my only concern is that he does not communicate too well.  Very hard to get a response from any text or call.

Hello, 

hoping all the contractor on here can give me an insight on this project. 

Got a about 8x8 window and a standard patio door.  

Looking to take out the window and put in French door and install a window where the original door is at. 

So far I have only gotten one contractor out for an estimate of $8000.  Everybody else I call is too busy.  Is this a fair price ? The last picture is what the finish project would look like.
