Hello BP, New to out of state Investing I only have property instate Seattle. Looking into investing into Huntsville. I have some boots on the ground there already and looking to build a team. Has anyone done this already? How is the rental market there currently. I’m seeing more of a flip market but in initial research phase. Looking for a good agent. Thank you for your time and advice.

Looking to buy a manufactured home buIld 1976 is a good land area and with a large shop on site. However the property is being sold cash only sale and is at a decent price. My question is if I buy this home cash via HELOC and Hard Money can I refinance? I have been warned that a manufactured home can not be refinanced if it is as old as being build in 1976. Advice?

@Jake Waslaski Thanks everyone for the Opinions, it seems that over all,LVP is going to be the recommendation. I have it in all the house but the bedrooms and going to just continue on to all LVP. I’ll consider carpet in the master. That being said I got my answer. Thanks again BP

@Josue Vargas Thank you everyone for your inputs I like the idea of carpet in the master bedroom. I have that laminate planks on a hookup and already replaced the main floor and kitchen with it. It looks great and doesn’t scratch. I guess it seemed excessive for every room. However if it won’t devalue the property for any new tenants, that works for me.

Hello BP, Quick question hoping for some help. I have a house about to be cleaned up and quick rehabbed for the next tenants. It’s been 4-5 years on the carpet and a dog had it’s way in one room anyway. Found some cheaper carpet at a wholsale carpet location but I have a relationship to get cheap hardwood and can install myself. The question is; Does having hardwood in the bedrooms cause any issues getting or keeping tenants The GR wood flooring could be easier to clean and keep than carpet replacement every few years. There Is already hardwood In the living room and kItchen. Thanks
