Hey there at first we had It listed at $349k for the first 5 days took It down re listed at $335k .Remember there Is no Basement and the only Farmhouse style In the entire area so we adjusted the price accordingly because of no Basement. And because one sold around the corner for $339k the problem is I think 🤔 is finding a comparable for this type of house.

Spoke with my Realtor yesterday and still no showings..I told her I didn’t think it was wise to do the open house but she assisted that we should.

Hi thank you for your Insight we currently have It listed at $335k with $3500 towards closing costs. A house Just closed around the corner 7 days on the market at $339k we re -adjusted the price based on that and the fact there is no Basement but the house sits on 3 lots and it’s also on a Main Street & It’s an Farmhouse Pocket  Doors , all original Crown Molding, Built In china Cabinets and everything is new HVAC , Electrical, Plumbing! U name it and a 800 sqft master suite with huge walk In Closet 

We’re having an open house Saturday

Do you have any good comps for the property?  Are you confident in your price?  If you are priced right it's often just a timing thing...and right now sellers are having to wait longer than they are used to.  This is espeically true here in Chicago.

What do you currently have it priced at?

I'd make sure you have a rockstar real estate agent with a massive network and great marketing skills.

 Ask a few people you know what they think of the home and ask them to be honest.  Your realtor should be pulling comps as well as getting feedback from other realtors.  Did they do a broker's open where once a week realtors tour newly listed homes?

The house Is In an area where majority of the homes are bi-level homes .quads and have sub basements. This is the only 2 story Farmhouse In the area.And my Realtor is new she’s a Broker and Realtor her business has only been open for about 3years. She says we’re doing an open house on September the 9th I’m not sure whose she’s Inviting..dose that make a difference and do we drop the price a second time 


 The open house is for whoever drops in.  Talk to her and find out how she's advertising the open house and what else she's doing to market the home.  I had a family member try to sell a home recently and their first realtor was also new and the lack of connections he had didn't help.  They relisted with another realtor who specializes in the area and it made a big difference.

Sometimes it is the price point.  eg $360K vs $349K.  The lower price will show up for anyone looking for a home under $350K, but the other won't even though someone could put in a lower offer and get it for under $350K.  These are things a good realtor will think of.

Did you realtor set expectations on the market time? The average is currently 64 days between listing and contract. The median is 41. This all adds up to this process taking a lot of time. 

The biggest concern to me would be the lack of showings. You need on average 9 showings to get an offer. Your photos look fantastic, and the house looks nice. All signs lead back to needing a major price drop in the future if you don't get traffic. 

Thank you I Designed the house myself & We will definitely re-visit the comps again and After the open House on Sept 9th we will reduce the price one more time.

12 days isn't a long time.  If it was me, unless the average DOM was like 10 days in my area, I would wait to see if anything comes up within 30 days.  Unique properties can be tough to comp.  The property will always sell when the price meets the market demand but being aware of the DOM for a location is important so you don't jump the gun.

I see thank you that’s really important to know! Like I said I’m new to this Game and pretty much self taught at this point .I have noticed that the average DOM in this particular area range anywhere from 7-55 days It just depended on the properties
