If cash flow is your goal you cannot buy at this asking price. The rents should at least meet 2% of the purchase price. If cash flow is not your goal, you should consider a 203k loan and add the repairs and deferred maintenance into your deal. That way you can wait on the cash flow as you pay down the loan. Always look for something that cash flows after all expenses, cap ex, and maintenance reserves have been paid. Just to be safe.

I am in the same boat. Not a stay at home parent by any stretch, but I would love to have a mentor as well. I think being on BP is the right move. Click around through all of the resources, especially @Brandon Turner blogs, webinars, and podcasts. Pick up a few of the BP books and attend some REI Meetups and you will not only find a mentor, but you will find a great one who can help get you where you want to be in Real Estate.

Yeah @Paul Vang I am with everyone else on this one. It's hard to find cash flow property out here. I am looking for a multiplex to live for free in So cal. I'm looking to benefit from appreciation instead. That way I can save my money to put into other investments until the market turns.

Keep looking though, it may be a motivated seller out there sitting on a gold mine!

Welcome @Jennifer Sandusky! I am in southern California as well. Looking to house hack my first multi family property before I start post grad. My advice is not to pay this much for any education. I would also advise you listen to every single BP Podcast. They all have something to offer no matter the niche.

@Jay Hinrichs I have a difference of opinion on open book test. Ideally, you would want more extensive answers on open book tests. Whereas, traditional testing is merely memorizing information. This is especially for those folks who can't really grasp the certain material. State Exams should be pragmatic. I can see how this can be difficult on a real estate exam, though.
