Post: Hot Springs, Arkansas REI MeetUp July 16th @ Smokin N Style

Had a nice meeting at the Casino restaurant in Hot Springs. It was a little noisy, but we got far enough away from the noise in Silks restaurant to have a good discussion. We decided that our meetings will be the 3rd Saturday at a single location from 6:00 until they kick us out instead of trying every restaurant in Hot Springs. For now, we will meet at "Smokin N Style.”

This month the topic of discussion is real estate technology. It’s an open forum discussion format led by someone well-versed in that field. If you have any questions you’d like addressed, you can post them here. I’m sure someone is likely to have the answer here as well.

Here are some questions that would make life easier with the right technology:

How do you track your miles when driving for dollars? Why is it important?

Has anyone tried the business mileage tracker app for their phone that I see on commercials? 

How do you track your personal and business expenses? How do you keep them separate? Are you commingling funds?

Do you have an app that tracks your projected vs actual rehab budget? How long would it take for you to give an accounting of your current project? 

Is there an app with a walk-through checklist and data input to formulate a max offer price based on area comps?

For those of you who don't already have plans for this Saturday evening and those whose dinner doesn't include a free open discussion with active investors, the Hot Spring's Investor's MeetUp group is a great choice. Last month, we had a great discussion led by a HUD broker, Tom Shelton. He was able to give some insight on the mindset the listing broker and their BPO, which usually is the list price when the bank doesn't decide to go with the appraiser's opinion. He was able to answer some questions to help sharpen my personal HUD investment strategies. Understanding the statistics of the area as a whole are more important than I realized when submitting lowball offers that are actually accepted.

This month the topic of discussion is mobile home investing. It’s an open forum discussion format led by an expert in the field. The group’s own Russ Thomas will lead the discussion. Russ specializes in land commissioner sales, mobile home, land, and tax savings. If you have any questions, it’s not too late to get them in. If you post them here, I’m sure someone is likely to have the answer as well.

At 6pm on May 21st there will be a great networking opportunity at the "Vina Morita" restaurant in Hot Springs, Arkansas. Special guest this month is Tom Shelton, prime realtor in HS for HUD sales. Come find out why you should be interested in HUD homes come out anyways and lets discuss currents deals, ideas, and investment strategies.

Our group is compiled of landlords, lenders, wholesalers, flippers, mobile home park investors, business owners, tax experts and more. Everyone, new or seasoned, Can learn and contribute some experience. All stories of experience, success, failure, or unusual mishaps, are welcome, as well as any questions. I wasn't finished with that post. After some studying, I took control of my financial future. I tried other investments, but BiggerPockets and some other YouTube channels really guided me in the right direction. I'm not sure where you are as far as your financial education is concerned, but you are on the right track realizing investing is the way to go to build a legacy. The free book offered by BP is a great beginning sources. All of the podcasts on buying with no money down is possible with some guided effort. 

Another thing, I'm not sure where you are with your bankruptcy process or how much you owe, but I'd say if you want to be an active investor within a the next year, that's going to hinder your funding options. There are deals out there that could potentially pay off all your debts. 

Anyways, our business partner, my wife and I will be at the MeetUp Kathie mentioned along with our 7 week old daughter. Gotta start em early. My wife is pretty active in the business as well. Happy investing

Welcome to the Community. I have a similar story to yours, except I refused to file bankruptcy because I thought it meant giving up the dream of homeownership for 7 years. Long story short, I learned proper financial management. Robert Kiyosaki is real big on increasing the financial IQ with self-education

RD, welcome and congrats on the equity add. We have a 12 unit in Pine Bluff. My business partner and I are looking into more investments in that area. I heard something about 50,000 jobs are supposed to be coming to the over the next few years. Last month, the mayor's husband told us about a company that's bringing like 3,500 jobs to Pine Bluff itself. Code enforcement thinks majority of the money will be spent in the Dollarway area. Do you know anything about these new jobs? I really like this mayor's plan to clean up the city and change its reputation. From what I hear, there have been big changes with more to come. Thanks.

BTW we should have coffee sometime.

Do the free 7 day trial on lawdepot.com and download as many contracts as you can or get legalzoom's forms plan for 7.99 monthly. It'll get you in the right direction. Read lots of examples to understand what and why certain things are in a contract. Then pay a lawyer $75 for a 45 min consultation to review your needs and ensure your documents actually express and protect them.

For my first deal, I couldn't afford a lawyer, so I took this route. I submitted the form to my private lender who in turn sent it to her lawyer. He reworded a few paragraphs to make it their own and sent the document back with a $200 charge for creating the entire document. 

For me, the knowledge was worth the time. But if I need new help again, I'll just pay the lawyer and use my time elsewhere.
