Post: First home with a VA

Morning BP team, I'd like some opinions on this route I'm taking towards my first home. Because of my constraints with being active duty and enrolled in school on the side, I decided to use my VA for my first home. While living there, due to occupancy rules, I'd rent out the spare rooms. As I run the number with conservative figures, and these would vary from house to house, it appears more financially beneficial using the VA toward a larger home with at least 4 bed and 2.5 bath. My concern, because I'm still learning about the market in the area (Maryland, Fort Meade area), is rent-ability and whether I can get people at my rates? I'm currently awaiting feedback from local property managers.
So my question to the community is for anybody who has experience in Maryland with single family homes with each room rented out, what aspects should I consider? Because of the redistricting for schools, is that a major aspect to consider if I want to possibly rent to a family in the future?

Morning BP community. Im active duty and looking to buy in MD with the VA loan. My goal is buy and hold and after a year of living at that residence, get another property by using my entitlement or by other means. My question is for the people in the forum that have experience in MD in looking at the market and who might have used the VA loan for a buy and hold. Im still in the learning phase of my REI journey. On top of this, I am also looking for a mentor in the MD area. I work in Fort Meade with a light schedule at the moment. To anybody willing to meet up or mentor me, I'm willing to add value and help in any way whether that be with lawn care, painting or running paperwork. Any advice and/suggestions would be greatly appreciated. Thank you

@Stuart Grazier: Thanks for the response and the guidance. I'm limited due to not having much cash on hand but was looking to house hack with VA loan. Since I only need to worry about myself doing this, its an easy decision to be a live in landlord and get some experience. My next hurdle is understanding the MD market around where I work. My goal is to buy and hold at least two properties before I rotate through the area in three years. Thanks again.

Hello BP community. I am currently active duty military, stationed at Fort Meade. I am reading books and attending meet-ups and just simply put, hitting the ground running however I can in the hopes of getting as much knowledge and collecting as many contacts as I can. My investment focus is rental properties. On top of this, I will be enrolling in grad-school while I am stationed here.

My question(s). Because of time restraints with work and school, and the availability of the VA loan (which I'm approved for), Is it in my best interests to use my VA loan since I have it? Also, I don't have much personal capital to invest. Given all that I am juggling, is it possible to manage a BRRRR property once I find a lender or should I rely on the VA loan even though it may not be applicable to a property that is in need of rehab? I am still working to boost my education but given what I put in the forum, any advice or tips would be greatly appreciated. Thanks in advance.
