I am curious about the Jacksonville area, too. How diverse is the employment base? Are there other large employers besides the Air Force base; do you see the base going away in the future?

Thanks for reviving this thread! My knowledge and strategy are slowly catching up to understand this :)
I gaining familiarity with secured LOC's and see that there is a limit on the amount I can borrow. But, If i can borrow at 4.75% and earn, say, 10% somewhere else, why not. Besides, I'm not the one paying back the loan, my tenants are...
Hope to level-up to the unsecured loan one day... and, I'm in this RE game for life, so I'll get there.

Yessir- great point! A deal could look like a high-yielding home run on paper, but when the investor can't collect the rent, it's a big strike out!!! A good PM will be in it for the long haul, so both the tenant and the investor are happy :)

@Sabrina Brown Just checking in since time flies, any updates Sabrina, how are things going in Memphis for you since moving from CA? You'll see recent threads on BP about people fleeing CA...
I've been fortunate and grateful with my Memphis properties. Even with COVID, rents are stable, and we continue to purchase. Appreciation has occurred- likely due to the macro money printing by the Fed raising asset prices. But, I'd rather be lucky than good :)
Anyone else enjoying stable rents while the world is awash in uncertainty?

Like you Marcus, I have some OOS rentals. I've done cash-out refi's on a few. My strategy is changing to a Secured LOC on a paid-off property.
Reason is that I see paid-off properties, encumbered with a first position LOC, may lead to a faster velocity of money.
Use LOC to buy property for cash (save on loan fees, buy cheaper, and increased speed) then use cash flow to pay back LOC balance to $0. Get the new property appraised and add to the LOC to increase amount of LOC available. Repeat...

Liquidity, stability, you can borrow against your policy, and if structured properly, your principal continues to grow. At approximately 4-6%- a company like Paradigm Life does this. Also look for Douglas Andrew’s LASER info on YouTube.

I'm moving forward on a few transactions:
-May rents are 100% collected
-Closing on an all cash SFR- looking at this property as a bank for my capital. If I just left that capital in the bank, it would earn .04%. In the property, with no mortgage, it earns 9%. Plan is to cash out refi in the future.
-Closing on a blanket loan.
-Selling a SFR
