@Michael Ohara definitely. In fact, I would ask that the place be delivered empty at closing. That is, unless the tenant is willing to have the rent increased to market and stay put with the rehab going on around them. It’s totally doable but this may seem like a tall order for a complete newbie. Maybe he could consider either partnering with someone or wholesaling it in order to get money sooner.

This is a very political issue right now. There is a lot of science out there showing how bad that particular chemical is. And some not. It is getting banned in many countries. It seems to be following the same trajectory as smoking where there was a complete coverup with blanket denials and government bribes. But it’s difficult to find reputable anything on either side. I heavily empathize with her concerns but it is something that people need to maintain their logic about.

That’s one thing people don’t consider when they’re younger. When we’re young we think of being old as if it were someone else. In reality it’s the same “you” just in an older and older body (yes...yes...wiser and calmer) and with less time. When you extrapolate that out I can’t imagine the horror of being actually decrepit and old with no time left to do anything with death staring you in the face. I’m not talking about being old and functional. I’m talking about after that.

Do it now. Whatever it is you’ve been waiting to do because it’s coming sooner than you think.

@Curtis Curley another option is as a lender to an apartment syndication project. Many of them have a minimum buy in and most of them seem to require you to be an accredited investor. Rates of return vary. And you need to do your homework.

Flipping or rehabbing does take time. But if that’s what you are interested in don’t stop just because the internet said so.

It is imperative that you keep reading and listening to podcasts. You’ll pickup on different strategies this way. Such as buying a property which needs a spit shine only and “subject to” the current loan. Then selling it as a “lease option” to someone else (in which you are a bank and just receive a mortgage but don’t fix anything).
