There are thousands of books out there but I don't want to buy or read every one of them.

Any reviews?

It depends on the amount of work you want to do. I ran across a place in Kingston / port ewen. The bank is asking 45 but I think the whole thing needs to be razed to the ground and rebuilt.

Good afternoon all. My name is James. I'm here in Kingston ny. I'm pretty new to the site but I've listened to a lot of casts and read a bit. Looking to get started mostly with flipping because it's the easiest to get my head around. Anyone in the Kingston,ny area available to chat and bounce ideas around?
I would say advice is always helpful taken with a grain of salt. I have no doubt that there are salesmen and shills here as there are everywhere who would be more than willing to accept your money. I'm new here to but that's my two cents.

Good afternoon all. I'm attempting to get going flipping because I'm not very imaginative. I've found a foreclosure that needs a lot of work from mold to rotting holes in the subfloor to a half finished roof thrown on by the bank. It's hell but I may be able to get it for 35,000. I've been reading and listening for months so it's time to get going. Right off the bat even getting an ARV estimate from the agent is proving to be an issue. Then none of contractors I've called are ever available to meet so that I can estimate a rehab cost. I've applied 15% ARV as a default cost of doing business but that's a guess right now. Is it normal for people to be this difficult? Anyone in the Kingston,ny area available to chat and bounce ideas around?

I would mail a letter. Consider a handwritten letter because it adds a nice personal touch (pending handwriting).
Yeah I wouldn't blow that on a personal home. Use the money to fix and flip 2-3 homes and put more money in the war chest.
