maybe I could make a good wholesale deal?

So my mom just called me stating she put her house up for sale. 

Her realtor told her that the houses around the same size in her area are selling for 155k.

-which I'm assuming is the after repair value. 

Could I potentially help her sell her house? Maybe find a cash buyer for her?

Is it true that she has to account for rehab costs so she won't be able to sell for the while 155k?

I have $1000 to spend on marketing on my first wholesale venture. 

I haven't started yet but I know to get started finding deals I need to either use direct mail or drive for dollars. 

Would the best first action be to spend it on direct mail? Or should I  use it on other forms of marketing?

okay this makes sense. If your fee is a lot the seller can get upset I'm assuming.

Is there a rule of thumb for when you should use Assigned closing vs back to back? In what situations are the better closing strategy?

So I'm just starting out Real estate Wholesaling in Austin Texas. But I'm not sure on my first action. Should i choose a certain area/neighborhood to look for deals or should I look anywhere?
