I've seen these examples which appear to be geared toward single-family homes. I've also read the BP threads regarding yellow letters and post cards (you've had some great thoughts on those threads btw). I'm curious what specific language has been successful for duplex-quadplexs and what, of my strategies, should be addressed? It may be that there is really no difference from SFR postcards. Thanks again.

I’m working on what to say (copy) for my first postcard mailing. The mailing will go to owners of duplex/tiplex/quadplex properties situated within a defined area. My primary goal is to source properties to personally purchase with a buy and hold strategy; I’m fine if the property is vacant and needs work.

Secondarily, I’m a licensed real estate agent and can help current owners looking to buy more properties for their portfolio or, if the owner wants a higher price than I’m willing to pay, I can list their properties.

My questions:

    -With these goals, what specific copy has worked for a similar strategies?

    - Is it best to focus on the primary strategy and only address the secondary strategies if they call?

Like most investors, i'm looking to build a network with anyone that is currently sourcing off-market real estate deals. Specifically, i'm looking for properties in Palm Beach County, Florida. Interesting structure, so in these deals, your profit is essentially an expense line-item and the GC gets the remainder? Do you have him also oversee the property disposition; i.e. approve the sale price due to the connection between price and his profit?

Sounds like a great GC relationship. Based on your experience, any tips on how to find a good GC?

So sorry if you thought that I was saying it isn't possible to find builders that cheap. I understand Palm Beach is a somewhat different market, but it is at least in the same state, so not completely unrelated.

As this is a public forum, I just wanted to ask anyone reading this thread, that may be from the South Florida area, if they know any builders in my market that can build for the prices you've indicated; if so please contact me. Thanks.
