Single-family residence buy & hold investment.

Purchase price: $84,500
Cash invested: $27,381

Single Family Residence. Needs TLC, but great buy and Hold

What made you interested in investing in this type of deal?

Adding more rentals to the portfolio that need a little TLC in the beginning.

How did you find this deal and how did you negotiate it?

On MLS. And worked with Seller to get to a number that would work based on their situation.

How did you finance this deal?

I am interested in becoming a Draw inspector for a HML. I was hoping someone here in this forum may have an idea of where I can go to find out more information on getting started. Any information would be graciously appreciated.

Aloha Jared, Sorry for the delay. Yes, similar to those markets. Not much for HQ's in the area, and prices are little higher than normal right now, like a lot of places, but still cash flow props. Rents are $1050 per door. Total expenses about $800, give or take on the water bill hahaha and then rents back are $2100 per month.

 Very right... Fortunately they are $1050 a door. So Cash flowing pretty nicely. Although have some ground to make up on the initial money in... Freshen up took some cash. But increased the rent by $150 a door. $300 more than I thought it would be originally. so very happy about that.

They are in Tulsa Ok, and had to freshen them up. But renting @ $1050 A month. About $150 per door more than originally thought.
