I use Innago for my properties and haven't had any issues. It's also free for landlords so I definitely love that aspect of it. I'd definitely recommend it!

I also use Innago for a couple of my properites. It's free to use as a landlord so this may take care of your problem. You can always utilize the other features later as well. I certainly recommend it.

I've been using Innago for some years now, been a great deal for me. Completely free, tenants just have to pay fees for ACH/card payments and screening. I definitely think it's a good solution for smaller portfolios!
I use Innago to collect payments. It's pretty easy to setup ACH (e-check) or even debit/credit card payments. Fees are relatively low too compared to other softwares I've used.

It's unfortunate they didn't communicate with the landlord, but at this point, that's what needs to be taken care of. To echo some of the sentiments above, they should ask WHY they want to break the lease first, for context. Maybe there's something that can be worked out. Maybe there is not. Transparency is always best.
From there it's a matter of communicating again what the terms are for terminating the lease early.
Communication is key!

I own a couple of properties myself. I haven't heard much about Zillow for rental management, but I started using Innago a few years ago to manage my properties and I've been more than satisfied. They take care of renter screening, collecting payments, rental listings etc. They also have a lease template creator that's pretty handy! Best part, they provide customer service for my tenants too if they run into problems so I rarely have to step in for that. I'd definitely check them out.

I would go with an upfront fee. As Charles mentioned, a "deposit" gives off the idea the money could be returned at some point. I'm a pet owner myself, so if they like the property I doubt the fee will be a dealbreaker (if it's not excessive). Just my thoughts.

I'm currently using Innago for the two properties I own. It's pretty simple and the customer service is pretty good too. Definitely recommend it.
