There are many many pockets of the city and many areas that are much more desireable than others. 

When you have a single unit condo retail space and it is sitting empty with no prospects, your cap rate is an effective 0%.

I am always looking for deals in the Western Chicagoland area, Dupage County, Kane County, Kendall County, Will County, Lake County, Mchenry County, Dekalb County.

Aurora can be a great place to invest, you just have to watch your areas, ESPECIALLY if you are seeking more than just cash flow.... if you want some real appreciation on your property I would focus on the more desirable areas of the city.  If the cash flow seems too good to be true (and you are buying off the mls) then I would check the area with great scrutiny and decide if that is a place where you want to be spending time in the future (assuming self managed investments).

seems sketchy from looking at the website, it is definately a template website with not much thought put into it.  I would be fore warned... although as I always say, maybe I am wrong and this is some rich group of non tech folks with lots of money to lend to the world who just so happen to have pretty crappy web design skills........      :)

Dekalb is not a bad place to invest, especially if your main goal is cash flow.       There are plenty of opportunities in that area for solid investments.
