Hi Chad, Welcome to the business as they say! I agree with a lot of what was written here, and at the end of the day there’s no substitute for hard work - you need to want it more than the air you breathe. Get up early, study for multiple hours while everyone else is still asleep. Once you can start making calls block off two hours every morning and make those calls. One thing mentioned was selecting a single target market. Don’t try and be everything to everyone, you’ll never make it that way. You have to specialize in a certain asset class and “become the expert” in it. Build relationships with property owners in your niche. The easiest way to do that is to introduce yourself via the cold call and ask for an in person meeting to tour their property. That way you get to know them and their property and can offer to help find a tenant if they have a vacancy or to simply become familiar with the property. Use the afternoon to complete those property owner appointments. Show the owners you are a hard worker and that you have a strong desire to succeed and help them. Then use the evenings to keep networking. Join the local chamber of commerce and attend all of their events so you make more connections. This is a relationship business, which means after you make a connection be sure to follow up and stay in contact. Don’t go more than 6 months without touching the client. Follow up and being top of mind when the timing is right will help position you to get the deal. And when you get home read some more. You have to live, eat, and breathe this business your entire waking hours. Say hi to as many random people you meet whenever and wherever you are and tell them what you do. Hi everyone!

I am a new member here at BP, and like most of you found out about this amazing resource via the podcast. Actually more specifically, from Grant Cardone who was interviewed by the guys and highly recommended listening to the podcast, which I am now a huge fan of.

The short story about myself is that after graduating from college with my BS in Business Admin a few years ago I was looking to find a specific career and after a few years of soul searching I've landed in commercial real estate and I absolutely love it. I love everything about it; the people business, the unique aspects of every property, and the ability to bring people together for a common purpose and achieve their specific goals.

From a personal standpoint, I am looking to own a large portfolio of income generating/positive cash flowing units in the next 10 years using the wealth of knowledge found on this website. 

I love to meet new people and hear their story and what makes them tick, and I am a passionately positive person that loves to help others, so please let me know if I can help you!
