@Jaycee Greene Yes sir I meant private money. Realistically probably around 130ish give or take depending on my finishes. 2300 sqft new builds here would fetch mid 400s low 500s or higher brand new. If we are building 1300 to 1800 we are looking at that 270 to 325 range depending on location. We just sold a 2400 sqft remodel for 475.

@Jaycee Greene 275k to 350k depending on where we buy the lots. I have a lender but i would rather go the PM route with a real investor

I am thinking around the metro areas. Hueytown, Pleasant Grove, Hoover(maybe), Leeds, Moody, Pell City

@Jaycee Greene Thanks. SF no bigger than 2300 sqft 3/2s and 4/2.5 and smaller duplexes. I am thinking no more than 3500 sqft total for the duplexes. I plan on selling these. I am building a good rep but its hard to keep with public request based on what I find.

I am a flipper with some decent volume and I am looking to move into building. I am looking to connect with small builders in the area to see what some of the differences are. I know there is a lot more prep before closing.

I had an app made. It keeps all my projects in one places and my contractors have their own login. Once pictures are completed they get paid that Friday.
