James - absolutely agree, connecting with like-minded investors is key to growing and staying sharp. Birmingham has a strong investor network and is a solid market with great fundamentals for long-term rentals, especially in the B and C class neighborhoods and even many A in the suburbs, that still offer solid cash flow potential.

Lee - sounds like you've got a great start already with the duplex and garage conversion! Birmingham could be a great next step for you. It’s a landlord-friendly market with strong rental demand, and you’ll find plenty of opportunities for both turnkey and value-add deals depending on your timeline and capacity. BRRRRs are doable in the right pockets, and there's a growing community of out-of-state investors doing just that.
