Just an update after looking into this more:

The stake is roughly 133K. I’m already pricing in a deep discount—the quirks here deserve it, and I probably should’ve said that upfront. I get the investment angle you raised.

I know what my slice is worth; I’ve priced out partition options. I’m after someone who understands the upside hidden in a messy title.

This isn’t a flip; it’s a foothold for anyone who’s comfortable wading through tall grass.

If that’s not your lane, no worries. But if you’ve untangled stuck equity or complex deeds before, let’s talk—I’ll make the grind worthwhile.

I hold 1/3 deeded ownership in a single-family home in Saddle Brook, NJ (Bergen County) with an estimated FMV around $700k. I'm also on 50% of the mortgage.

Here’s the play:

Co-owners live there, not cooperating on a buyout

Mediation stalled

I’m now based out-of-state

Property is in good condition and current on mortgage

I’m looking to sell my share at a decent discount, however I know it's worth.

I’m in a unique situation and need a creative exit strategy. I own 1/3 of a single-family home in Saddle Brook, NJ (Bergen County). Estimated market value is ~$700k, and I’m also on 50% of the mortgage.

Here’s the setup:

1/3 deed ownership (on title)

50% liability on mortgage

House is currently owner-occupied by co-borrowers (not me)

I’ve offered a buyout—no interest on their side

Mediation has stalled and I’m now out-of-state

I’m looking to sell my stake for a discount to someone who understands partition, equity plays, or creative solutions

Is there anyone here who’s worked with fractional interest purchases before? Or used legal mechanisms to acquire or reposition stuck equity like this?

I’m ready to move quickly and am open to ideas—sale, assignment, lien positioning, etc. Just looking for smart minds who know how to work a tight spot like this.
