Post: Wholesaleable? 1/3 Deed in $700k Bergen County SFH – On Title + Mortgage

Just an update after looking into this more:
The stake is roughly 133K. I’m already pricing in a deep discount—the quirks here deserve it, and I probably should’ve said that upfront. I get the investment angle you raised.
I know what my slice is worth; I’ve priced out partition options. I’m after someone who understands the upside hidden in a messy title.
This isn’t a flip; it’s a foothold for anyone who’s comfortable wading through tall grass.
If that’s not your lane, no worries. But if you’ve untangled stuck equity or complex deeds before, let’s talk—I’ll make the grind worthwhile.

The stake is 133k. I have a massive discount in mind because of the nuance of the scenario - That probably should have been mentioned, I appreciate the advice and understand the context from an investment side.
Thank you all, I appreciate that. Theoretically, I'd assume a 50% cut. Which is what I had mind. Is that realistic?

Curious if anyone here has experience wholesaling or flipping partial ownership stakes in residential properties.
I hold 1/3 deeded ownership in a single-family home in Saddle Brook, NJ (Bergen County) with an estimated FMV around $700k. I'm also on 50% of the mortgage.
Here’s the play:
Co-owners live there, not cooperating on a buyout
Mediation stalled
I’m now based out-of-state
Property is in good condition and current on mortgage
I’m looking to sell my share at a decent discount, however I know it's worth.
Would love to connect with anyone who’s moved a deal like this, assigned a fractional interest, or knows buyers looking for long-game equity plays with legal leverage options.
DM if you’ve got insight or connections. I’m open but not naïve, however, willing to discuss things further and can be flexible.
Thanks in advance,
James

Hey folks,
I’m in a unique situation and need a creative exit strategy. I own 1/3 of a single-family home in Saddle Brook, NJ (Bergen County). Estimated market value is ~$700k, and I’m also on 50% of the mortgage.
Here’s the setup:
1/3 deed ownership (on title)
50% liability on mortgage
House is currently owner-occupied by co-borrowers (not me)
I’ve offered a buyout—no interest on their side
Mediation has stalled and I’m now out-of-state
I’m looking to sell my stake for a discount to someone who understands partition, equity plays, or creative solutions
Is there anyone here who’s worked with fractional interest purchases before? Or used legal mechanisms to acquire or reposition stuck equity like this?
I’m ready to move quickly and am open to ideas—sale, assignment, lien positioning, etc. Just looking for smart minds who know how to work a tight spot like this.
Appreciate any input,
James

Hi all,
I’m looking to exit a unique situation and offering a 1/3 deeded interest in a single-family property in Saddle Brook, NJ (Bergen County).
Here are the details:
• Fair market value: ~$700,000
• Current mortgage: ~$500,000
• I am on the deed (1/3) and the mortgage (1/2)
• Co-owners live in the property, no buyout progress
• I’m offering a steep discount for cash close via quitclaim
• Great candidate for partition, legal leverage, or long-term hold
I’m based in Texas and will handle everything via remote notary. This is ideal for investors comfortable with creative financing, distressed exits, or equity plays with legal upside.
Serious inquiries only—ready to move fast.
Take care!
