Need advice: Selling 1/3 deed share in NJ SFH (FMV $700k), also on 1/2 the loan

Hey folks,

I’m in a unique situation and need a creative exit strategy. I own 1/3 of a single-family home in Saddle Brook, NJ (Bergen County). Estimated market value is ~$700k, and I’m also on 50% of the mortgage.

Here’s the setup:

1/3 deed ownership (on title)

50% liability on mortgage

House is currently owner-occupied by co-borrowers (not me)

I’ve offered a buyout—no interest on their side

Mediation has stalled and I’m now out-of-state

I’m looking to sell my stake for a discount to someone who understands partition, equity plays, or creative solutions

Is there anyone here who’s worked with fractional interest purchases before? Or used legal mechanisms to acquire or reposition stuck equity like this?

I’m ready to move quickly and am open to ideas—sale, assignment, lien positioning, etc. Just looking for smart minds who know how to work a tight spot like this.
