I second most of what people are saying above. Tons of new construction going on. Large companies moving here. On a macro level, the local economy will be strong for a long time which will support appreciation. It is tough to find income producing assets off the bat. There is opportunity for BRRRRs and build to rent. All that said, like any other market, there are great deals if you turn over enough rocks. What are you looking to invest in specifically? Glad to hear you are getting started in your REI journey! I see you are looking here in Nashville. I would love to connect and maybe share some of the things I have learned about investing and working as an agent here in Nashville. Also, I would recommend you sign up with the Mid TN REIA: https://www.reintn.net/Default. Great source for meeting other investors and learning. The Nashville market is not one for flips right now (unless you really know what you are doing). However, I do like the idea of BRRRRs in specific areas of Nashville. It's tough to find a high income producing asset around the metro area right now... Let's connect soon.
