Tread carefully and be certain to use an attorney.  Dod Frank act is what you need to be concerned with with making sure you meet all the requirements of not falling inside the Dod Frank act.  I would think you as the seller set all the terms.

Pretty good, meet some awesome people.  Still not sure if its going to be a good fit for me yet.  Most of the classes are in seattle and it will be REAL tough for me to make it there before they start.

I think whidbey will be over priced soon.  The rent market has almost doubled already and they navy doesn't even have the bulk of the new sailors there yet.

Yeah I've talked to a couple management companies I'm looking more on cams no for a few reasons. 1. If everything went wrong I could live there and commute to work still. 2. I need some where to park my fishing boat. 3. No HIGH cost ferry. Please keep us posted on your progress. Are you sticking strictly with vrbo. An idea I had for the off season up there was to run an ad in the nas Whidbey island paper offering discounted rates to military. One thing you didn't mention was proximity to the ferry. Hughe plus of its with in walking distance then you don't have to deal with auto rates or lines.

So jealous my wife and I love Friday harbor. My wife and have considered getting one of the vrbo legal condos up there but we fear the distance, we're in Everett, would make it extremely difficult to manage. I would definitely go with the first option. Cash and cash flow are King.
