Hello @Steven May

I've operated several vacation rentals and have developed a system to where it was mostly self sufficient through home technology and automation. I would imagine, being a host on the premise would garner you more control over your listing and accommodation services, and most importantly avoid being fined from the city(if zoning laws doesn't permit).

I don't have experience being a host on premise, but I have stayed at listings to where the host does not permanently resides there. The host's room would be locked, but all other areas of the house/apartment were free for the guests to use. Perhaps you can do it that way, and of course set strict guidelines to the use of the common areas.

Another question to ask if your area/market can consistently have your rooms filled?

@Chase Cline Interesting... with local tax laws in my market, we are taxed on gross income/sales.  Approximately  %15 tax.  One solution is you may pass the tax on to your guests for each transaction.

Also to maximize revenue/profit are you able to add extra beds? In my market, it's a huge bargain for groups/families to rent for a unit that sleeps at least 4 people. Thus, you may increase your daily rent. It has allowed me to consistently gross over 5k mo. on a $2,800 mortgage. Purchase provided extra services... Bike rentals/ airport pickup/ grocery pre-delivered/ etc.....
