@Daniel Morey Thanks for the suggestions!  I ended up going with Insightly which is cloud based and allows me to track emails per client and project.  Plus it's free.  :)  Clientlook was great and I was not going to look any more but unfortunately it turned out to be very slow, which was driving me a bit nuts!

@Daniel Morey  Doing the free trial.  Bit pricey but looks like it will do the job.

If anyone can suggest a CRM that does what CLIENTLOOK does for a lower price, that would be great.

Not sure if I am reading it right but seems your current rents are 712/ month but market is $62 less at $650?

Hi,

Been tracking contacts and deals with excel and a basic contact database.  This has worked fine but as we enter new markets I find myself wishing for a CRM that logs/tracks your sent and received emails and their content per the contact.  I use the mail program on my mac so it would need to be compatible. Anyone know of one (outside of salesforce which I hear is very complicated)?  Any assistance would be appreciated.

Great post Sean!  Very insightful and I believe spot on.  I think there are still deals to be found, one just has to look a lot harder.

We have several with private water and sewer/septic.  Age and condition of septics is paramount as they are expensive to replace.  Also, ensure you get a survey as to where all the pipes run and were the shut offs are.

Most deals are found through relationships with brokers and others in your target area.  Loopnet is a bit of a last resort for brokers if they cannot sell their listings within their or their offices network.  For me personally, it is not worth the monthly fee at this time, though I believe it used a better value some time ago.  Now that Costar has acquired them, their pricing or product may change.
