$1 dollar more than you spend...
keep to simple math.
You want to find out as much as possible before the offer...
Why are they selling, will they neg. everything...then you'll know how to go about it.
Dont just jump in...
But when you're ready, just lay it on the agent. But make sure you know the numbers...

it's an old line but, the best way is just meet them...
knock on their door, get to know them, introduce yourself...then start asking questions...
It may sound a little scary but say hello.
You may never know, they may just want out or they may have their dream home and you may not have a chance.

Be their friend... it's about knowing whats going on. And the more you can be friends wih the seller, the agent and the people in and around the deal, the better you'll do.

I do agree and disagree with the comments above, taking into account all the market variables at any given time is certainly a tough game, where as, sticking to your game plan in earning Residual Income can certainly pay good dividends...

You know, I had the same discussion with one of my agents a while back while trying to sell one of my properties...and it's really just a numbers game.
The property I had (note* Had), the agent said was over priced for the market and mentioned that it'd take years to sell, at that price. I said to carry on anyway...
Sure enough the numbers won and the deal was done.
It more the power of positive thought and sticking to your guns that'll pull through.
Remember, have a plan and run with it, sure you may have to be flexible sometimes, but throwing the towel in isn't an option...

I wasn't having a go at your techniques, facts and figures...we all need to o the homework.
I was merely saying that, there is always a deal happening, whether it be at the low or high end of the market. Something we need to remember, property sells everyday, rain, hail or recession.

I just dislike the negative, doom and gloom talk, there are ways and means to get around most situations.
