Thanks for laying that out — it makes a lot of sense when you break it down by fees and effort. I can see how a $30K loan still requires the same underwriting, docs, and servicing as a $100K+ loan, but the points don’t cover the lender’s time or business overhead.
Sounds like the only way smaller balance loans make sense is either:
-
A niche lender who already specializes in them, or
-
Structuring the deal so there’s a flat minimum fee, not just points.
Appreciate the insight — that helps me understand why most private lenders pass on these.

Most DSCR products do have step-down prepayment penalties. 5-4-3-2-1 is about as common as it gets. Paying up for a 3-2-1 makes sense if you think you'll exit in under 5 years, otherwise you'll usually eat the penalty. No-prepay DSCR loans are pretty rare.

Impressive work. The challenge with rural scattered sites is exactly what you said — local banks hit their cap quick, and big banks don’t step in. Private debt or family offices that like cash-flowing multifamily are usually the next step. Keeping leverage under 70% makes you attractive
