As a listing broker in California my experience with Wholesalers has not been a positive one so far. I actually had a listing in Laguna Beach that was a completed flip with everything done inside and out, down to the studs, with exterior painting and landscaping, listed in the high $800K's. We got an offer in the first week and I saw that the buyer included an "or assignee" clause, but the price was nice and my flip investor wanted to try then, though I did warn him. When the 14 day contingency period ran out they cancelled, so it was wasted time. They did have a legit POF and did make the EMD but in the end it was wasted time. They wanted to tie it up quickly and see if they could move it, they couldn't. And then, we had to deal with questions from subsequent buyers: "I see it was in escrow and fell out, what happened?". So I would not say I would never advise a Seller to accept an offer with assignee added but would definitely fully inform of possible negative consequences.

I have not personally used Duane Gomers course but heard good things. I would recommend after completing their course that you check out www.retrainersca.com/ . They have a weekend crash course that you should take the weekend before your test. I have sent several agents there over the years and they have had amazing results. Note, Real Estate Trainers are teaching to pass the test and not teaching the material per se, but the classes you are taking now at DG should be teaching the actual material. And then after you pass you will find that everything you learned so far provides you will a good base and background but very little of the actual practice of real estate like MLS, Contracts, negotiations and procedures; you'll need a good broker/mentor for that.
