I have been passively investing in low involvement RE in Texas for for the last 8 years. Over 20+ CRE deals with 7+ syndicators - yield plays, value add, deep value add, and developments. 6 went full cycle in the last 2yrs, all exceeded projected returns. Texas is an amazing market for these types of deals. Lots of out of state money flowing into these types of assets. Lots of great locations to invest in. I am invested in SF, STR, and passively in multifamily apartments (San Antonio, Houston, Dallas, Austin, Arizona, Georgia, I also like the Carolinas, and Florida. I typically put 80% of my equity in already cash flowing assets (stabilized light value add multifamily) and 20% in developments, deep value adds, retail, hotels. I usually look at 1) location - is it growing, low supply of units, 2) Is the UW conservative or moderate (CAP rate, rent growths, expenses), 3) Does the deal pay a pref return (I like cashflow), 4) Overall equity multiple, etc.... I usually get a ton of deal flow from multiple syndicators so I can pick the best deal to put my money in. Had 5 deals go gull cycle last year and all returned over 30% ARR. All were in Texas.

If your company had a match I would continue to fund the 401k. But since it doesn't, I think focusing on real estate would be a good decision. Returns in real estate typically outperform the traditional stock market model. Typically 7-10yrs before taxes to double your money in the stock market. In real estate with all the write offs, I have easily been doubling my money every 3-5yrs after taxes as a SF, STR, and passive investor in commercial real estate. I had a high W2 career in corporate America for over 25+yrs and all my companies had a match and I saved 10-15% every year. I started investing heavily in real estate 10yrs ago and already past what it took me 25yrs yrs to save with a match (passed at 7yrs). Also replaced my W-2 income with cashflow from the real estate investments.
