Looking for the best recommendation of small local banks here in Los Angeles that you guys like??? Any recommendations would be much appreciated. I already bank with Wells Fargo but wanted to go with smaller bank on the RE side.

I live in Los Angeles. Looking to buy a beach home in Mexico that we can also Airbnb/Vrbo as well.
Looking for something not too far away. Something I can hop on a plan and be there in 2-3 hours at most.
Tulum seems enticing but it’s kinda far.
Any ideas on any markets you guys are seeing out there that are worth it?
I’m a Mexican citizen as well, also have land in Mexico so I’d be using Mex $ to buy the property. (At least that’s the idea).
Any info would be great!!!!!!!

You can have your plumber add the sub-meter. LADWP would never do it. I called and asked them why and the girl was honest with me and said they just don’t want to deal with the hassle of splitting bills.
What I do is I take a picture of my sub-meter every month and calculate the gallons used when I get my bill from DWP.
Def more exact and I’m not giving away money to my tenant by paying more that I’m suppose too.

What do you guys think about this?
We've been focusing on adding to our current portfolios by building ADU's on all our properties (the ones that we can build ADUs on) we currently own and so far that's working out.
We're considering continuing to by distressed homes and continue the same model especially here in the San Fernando Valley. Buying distressed to semi-distressed and adding an ADU, refinancing and continuing the process...
I recently spoke with a developer who has close to a 1,000+ units here in Los Ángeles and always building high luxury residential and let him know about my desires and he suggested Multifamily and start with a minimum of 10 units here in Los Ángeles County.
What do you guys think?
Continue the ADU model or the multi family here in Los Ángeles County?

I was driving in my truck and thought how cool if BiggerPockets had a dedicated XM Channel, running recent interviews and a mix of all their most recent podcasts.. even a weekly radio show on repeat...
I’d def would binge it!

@Jonathan Taylor We completed 1 ADU at the end of last year and that was for my personal residence here in Northridge. I built the ADU out in the back and live in that. Currently rent out the front for a couple years until I can do a complete remodel and eventually move into the front.
We have another one under construction in Chatsworth with Permits approved.
We have another one in the design phase to go in North Hills but that hasn't made its way to Van Nuys yet for any plan check.
You know I have a really good architect we use. She's great. Does everything for me as far as dealing with the city. All she has me do is go in and pay after everything's been approved so I can pick up our set of stamped plans. If you DM me privately I can give you her contact info. It really helps when thats a lot of what they do. They build a different rapport with those plan checkers since they see them all the time and know what they like and don't like. I'm sure that really helps in getting things passed when your running into hiccups.
