I made an offer last year on a duplex that I really wanted and knew it would cashflow like crazy but they wouldn't budge on the price and someone else snatched it up. I still regret not going up a few thousand and getting that deal...but like you said I was terrified so I think I was looking for an excuse to back out! Never again lol

@Nicholas L. Hello! Yes I plan on using a conventional loan with a heloc for the 15% down payment. I have a good chunk of cash reserves and loc that would be available for another deal if found! Thanks for your reply!
