Wow-thanks for the info. I bought new after the full rehab but was going to try them right after tenant turnover if needed over time.

The best way to become successful is to learn, learn and learn some more! Listen to the podcasts available on the BP site snd search the blogs and posts for topics that interest you.
Reach out and meet more experienced people that you can offer to help, and that can help you learn the ropes. This can make it a win-win situation for everyone.

Congratulations on your first property!
In addition to the remote purchase, if this is going to be a rental, you have to think about management of the property. Rehab/renting out etc takes a lot of hands-on work by someone you trust.

Scott if you are around the area and able to visit you may want to check out the Sears scratch and dent store up in Timonium near the fairgrounds. Very very good prices, and brand new merchandise with full warranty. Not much more cost than used.

Welcome to BP! Just to throw my 2 cents in- my daughter was interning at the NIH in Bethesda and I drove her to the MARC at Penn station. It was about 1 and a half hours each way just for the ride on the MARC and then the Metro. is that something you can live with on a daily basis without it wearing you out? You can bring a laptop to get work done, or a good book, but it can be grueling day after day.
Just look at the other pieces of your life in addition to the purchase of that multi unit in B'More.

Like Kirsten S. I discovered after a large water bill that I had a leaky toilet that was repaired. After I sent them the receipt they credited my acct. for a certain amount with no problems.
I had a situation where my house was vacant several months in between tenants for rehab and advertising and I got a $300 water bill for that quarter! I wrote to the city and they reduced it by $100 or so. Not much, but better than nothing from Baltimore City?

Congratulations on getting the property you were interested in-at an auction yet. Pretty good for a newbie! I feel that it is worth paying a drop more for a better house in a better neighborhood, as long as you are still cash-flowing. You have a chance at getting and keeping better quality tenants, and that is something that money can't put a price on!
