So you want to build an income producing real estate business in 90 days? 

I am not saying you can't knock down a deal in that time, I am saying you better get to marketing! Like today! 

Just because one seller asked for a business name dose not mean all will.

For me if I had 90 days, I would scrap all the business name, LLC, business t-shirt, business branding stuff and go 100℅ all in on getting a deal.

I understand you want to look professional. But with the time constraints you have, you need to pick and choose your battles. 

People will look at you as a professional, if you have knowledge, your a straight shooter and you have Their best interest at heart, not because your business card says LLC.

Over time you can have all that, but I say start marketing, networking and learning your market like a hungry animal today! Just my opinion..

Oziah,

Two words my friend patience and discipline.

Any successful business will require both, set guidelines for your business. For example you are going to mail 100, 200 or 1000 peices a month. Do whatever is necessary to hit that, get rid of your cable or sell lemonade if you have to, to come up with the funds to hit your monthly goal. If you have the cash then obviously that doesn't apply. 
My point is if you have a goal and you don't hit it for whatever reason, you should be mad! Look back and say where did I lack the discipline and fix it to make sure it doesn't happen again.
There are many things we can not control, but our actions we can.

And patience, the hard one! All the money, action, motivation, education, will power, ect. Won't mean jack, if your not patient. This will take time, Just own that! And you will do great!

How's it going everyone? Quick question for you guys.. 

Just made the switch from Apple to Android, and I when I tag someone's name in a conversation it does not let me select the member. Also their name dose not turn blue after I post. Am I jacking it all up? Or is this an issue with Biggerpockets Android version? 

Thank you so much for any insight on my not so big issue :)

@Marc Frage I am not a wholesaler, but I have found that most home owners call from our marketing later in the afternoon/evening. When we started I was worried about missing calls as well, but found out 90% of the calls came in when I got off work. And I think it's because they just got off work as well :)

Sounds like you have a lot on your plate, and I know how that goes. You just really have to look at the time you have available and make every second count! Or focus on one or two things at a time? No matter what you choose I wish you the best and keep grinding!

@Takeshia Martin I would say education is key! Then get out there and take action, start marketing. When you get leads you can present a lower "cash" offer for wholesaling, and a more reasonable "seller financed" offer. And see what the owner likes more. 

Either path will benefit greatly from becoming great at marketing.

Real estate takes time, education, money and hard work.

Out of all those a lot of people Strike out on the patience and hard work!

@Booker Mcarthur as long as your priced accordingly when you list, should be fine. 

Have no idea on the extent of your rehab, but if your not in contract yet and assuming your rehab takes 60 to 90 days. You will be well past the holidays and into the next year before listing.

All I would say plan accordingly, if you see a one week break in weather it might be time to knock out some exterior work and move inside if possible when rain/snow is hammering down. Budget a little higher for wether delays.  We have used plastic stretching from the eaves to the ground, with propane torpedo heaters just to get it painted. Thats just on example how cold weather can cost extra time and money.

And I forgot if your interested in flipping homes, try to find a successful flipper in your area. On your weekend or after school ask if you can clean up the job site for free, in return they can take a little time to show you the ropes. You will be amazed how much goes into a successful flip!

Just make sure your are learning from people who run their business on the up in up! You want to learn from someone who takes pride in what they do! 

How you find them will be a little changing.
- Local re meetups
- Biggerpockets 
- You can try Craigslist (search we buy houses) probably will run across a lot of wholesalers.
- Drive your area and look for houses under construction (large 40 yard dumpers will be a good place to stop and ask)

Oh and be patient! :)

I would like to add, to be patient. Have a long term mindset, a successful business is built over years! If you think in years and not months, you will not be disappointed if things take longer. Also I feel that you make better investment decisions when you're thinking long term.

Your young and even though it might not always feel like time is on your side, it so is! 

Take action, have thick skin and be so very patient!

James Austin first off congrats at actually sticking to it! It takes along time to figure it all out, and most don't stay in the game long enough to give them self the chance to win. It sounds like you need to tighten up your team or the people you work with. You have to find investors that have vision, ones that have no intention of going around you to save 3-10k. Because they want you to bring more good deals in the future. This is easier said than done, but it can and has to be done to build any successful business in my opinion. One thing I have found to help me, is hold a high standard for your business! Give off to the world that you need me, this is extremely hard in the beginning because people will not understand or believe. But over time they will. This might cut some small short term gains but will pay big in the future! Again just my opinion. Business is a mindset, and a lot of times (NOT ALWAYS) you will get back what you put out there. You will run into more shady relationships before you find what you need, don't give it one minute of thought! "That sucked, moving on!" If your in it for the long haul and it sounds like you are, find like minded people. They are out there! To your success bud!!!!
