2 months of looking for a deal may be not enough to find it - go to local investors meetings, meet wholesalers and you will find better numbers. I am not sure is it reasonable to risk your cash for 4% return

Just sign 9 months or 21 months lease in order next time you will look for tenants during spring. Offer them small discount if they have good credit and sign 21 months lease

You could check zoning with city and utilities with utilities companies. If something wrong - it may be good for your ability to make a lower offer. Take a contractor with you to estimate possible budget for rehab. Congrats on considering your first deal !

Just curious: what do you mean under: to discuss their rent? If they have leases in place - you could find all terms there. Usually you could not change the rent before the end of their current leases. My advice: promise nothing, give them new address or online tool for payments, official letter (paper) that you are a new landlord and collect their concerns, needs, maintenance request. Promise nothing but to consider all info and come back later. You could bring new AC filters :))) and check if fire detectors are on :)))

You could find some left over deals from 4th of July at Home Depot right now. If you have a hardwood floor under the carpet - just refinish it.
