Start with 3 days notice - they may start to communicate. Next step offer $300 to help them move out. Here you may have some negotiations. Even $1000 for keys right now may better than 2 months plus eviction expenses. Next step eviction.

Choose a passive partner out of your state, they would be too lazy to steal your deal :))) they have enough offers around.

Is the land on the way of development ? To get this cashflow you could find one SFH in Midwest with better exit strategy :))) but if you like this land or it is close to ocean or you have some plans regarding this land :))) we could not read your mind. For MH in nowhere you could negotiate a better deal :)))

Matt, I like the way how you are trying to take an advantage from this situation, but you could do even better! Here is how: find low maintenance tenant looking like you and rent out this place to him :)))

Even without Roth IRA rental income is virtually tax free after depreciation, interest and normal expenses. Exit strategy should be 1031 exchange. In Kansas City area as a 50% partner you could get cash on cash about 10% in B neighborhood and 20% in C neighborhood (it may be a package of SFH, 2-4-8 units, or up to 20 units).
