Good morning all!
My husband and I are thinking about investing in our 1st multiplex (2-4 plex) rental. We will not be living in any of the units and the property will likely be 2-3 hours away (Sacramento/ Stockton, Ca.) from where we live (Hayward, Ca.), so we plan on hiring a Property Management company. When doing our research what would be some key things to look for, questions to ask, etc. Right now I've been Yelping companies but before I start making phone calls, I'd like to ask my friends & mentors at BP what are good questions to ask when choosing a Property Management company.

So it’s no secret that ALL cities have their rough areas. With that said, are there any areas within Sacramento to be cautious of? And on the flip side, any areas to lean more towards? I'm looking to possibly Buy & Hold a 2-4 plex $300K max.
Being from Hayward (2-3 hour drive depending on California’s LOVELY traffic) it’s not feasible to load up the kids and drive-by every property that sparks interest. I can only do so much with Google & plus I’m more of a “word of mouth” type of gal. Any input would be appreciated!

Thanks Dylan for your input! No we will not be living in any of the units. It is solely for investing purposes. We will definitely be starting with small complexes (2-4 units), both for financial reasons and also because we are so "green". I've heard that 4-plexes are the "money makers" but with our current budget, duplexes seem more affordable - I am a bit conservative and don't feel comfortable putting "too many eggs in one basket". Lastly, it's no secret that I'm a novice so with that said, I'm not familiar with "wholesaling" but I will definitely have to look into that. Thanks again for your time and reply! :)

Morning all! Well while the kiddo's are still asleep I just wanted to introduce myself and say hello! I've been checking out BP the past year now and just officially joined BP yesterday!
I'm now a stay-at-home mom of 2 awesome kids! I was recently laid off (which was a blessing in disguise) and trying to figure out a way to efficiently supplement my missing income while having a flexible/ self-managing schedule. My hubby and I have fathomed multiple times in investing in a multiplex, but have not YET pulled the trigger. The conversation keeps resurfacing so here I am joining the Bigger Pockets community to start seriously researching and analyzing investing in our first multiplex! Wish us luck!
