I see a high demand for houses needed by people in the recovery communities throughout our afflicted country.

The thing is, the strategy of "sober house" is tainted with stigma-stigma from the past. I believe we live in the future. And in the future we are creating new possibilities for why we do business and who we do business for and with. BUT

How can I attract the right Investors though? Investor who understand the long term Buy and hold game. Investors who understands and has the vision to see special sector needs. One who has done it all and understands the patience of the planting seeds and watching them grow. This is what I now calling,"The Recovery House" Investor. @Mj S. I looking to start a real estate career with opening Oxford houses. I am a member of the Oxford House community and I've been studying real estate investing so that it only makes sense that I bring these two worlds together and be of service. My question is how do I bring investors to the table and have them interested in the niche. Where is the win win win for everyone?

I am very interested in doing this model as well. Additionally I am apart of the Oxford House community. So I feel that this allows me to be of service to my community and build my real estate career. My question is how do I build this system/niche? do I bring investors to the table and place them with Oxford House and charge a fee? Where is the win-win-win?

@Frankie Betancourt I have heard of ppl using CC to buy properties though. Actually I heard a story about a lady that's from Detroit who did that. I heard it on the BiggerPockets podcast. If you can get into a property without having to put money down perhaps you could just use your credit cards to pay the monthly until you find a tenant or an end buyer.

@Mike M. Thanks for chiming in. From what said he's looking to cash out. he mentioned that he bought the properties only to sell the notes. what I'm really trying to find out is how to structure to deal to make it sweet to bring someone in to assign it to.

How would you structure this deal?

There is this guy who is selling 4 two bedroom 1 bath rentals for $45,000 each. The properties are renting for $450. He's also willing to sell the properties in a bundle for $180,000 with 10% down carrying the note for 5 years at 10% amortized over 30 years.

Is there a deal here or does it need to be restructured if so what are your thoughts on structuring the deal so that it is good enough to assign to an end buyer?
