The BRRR is definitely still a thing. Cash flow will be tight in todays interest rate environment but to recycle the capital over and over is the key as you said and I do believe that is still possible. At least I am still doing it.

I think living in it and renting out rooms or the house hack is the best way to start. I would either look for something turnkey or one that needs minimal work like paint and flooring, updating light fixtures and small things like that. I think if you go for a full gut rehab, especially with the rehab loan it can take a long time before it is rentable and if you are wanting to buy and be looking it could make it hard.

This is a good question. I have had a few mid-term renters scoff at the full months rent but I also could see them not liking a non-refundable deposit. We have settled in around 1/2 of 1 months rent for deposit and seems to be working well.

I think some very good advice on here. Set for life and Bigger Pockets podcast are key. I think do daily actionable steps. Drive for dollars and find a house hack. Use your VA loan and rent out rooms everytime you get transferred do it again. Once you find an area you really like double down on it.

I would rent out the room as soon as you can as a midterm rental to travel nurses or other traveling professionals. I would look to get the highest paid work from home job possible to allow you to keep flexibility but start earning income. I would then tackle the garage ADU once you have money coming in and snowball from there with an investment property down the road after you get a good handle on your current situation.

In my experience it gets seasonly slower in more Northern or Midwest markets but it seems like contracts for travel nurses are happening all the time so not like it goes to nothing.

You probably have a leg to stand on but as others have said is it worth it? Can be time consuming and expensive if you higher lawyers. At the very least it can be mentally and emotionally taxing on you if you live across the country and are going through a long drawn-out process. Additionally, you never know when paths will cross again maybe not in a working relationship but otherwise and they will remember and try to "settle a score" if there is nothing catastrophic I would chalk it up to a bump you climb on and move on.

Maybe see if a bank will cross-collateralize your current property or portfolio to cover the down payment. Sometimes that is much easier for them and less risk to you when it comes to fluctuating rates.

I agree with most people on here but I would add that agents can say whatever they want but it is really the buyers and sellers that get to negotiate. Similar to selling as-is we will make no repairs but if a buyer has an inspection contingency and will back out if repairs aren't made they can negotiate. If the market is cool and they are getting no offers might as well put a appraisal contingency in it and let the seller decide if its worth giving up an offer on.
