I have bought all of mine at walmart there open-box collections are pretty big. Usually a return or a demo tv and can get pretty good pricing. If not smart tv I just get a roku

I agree with Ty, Set for Life would be a great place to start! Look for a part time if you are in school or a full-time job if not that has some real estate aspects. Could be mowing/snow, construction, property management, handyman/maintenance, agent, bank, etc. Obviously the money will be good but also building knowledge in the industry is most important. If you are going to college or are in a college town I would consider buying a house and renting out all the bedrooms to your friends or other college students. This will get you on a great path.

We have been having some solid luck with travel nurses. I think proximity to hosiptal and privacy/quiet neighborhood seem to be the biggest things. A lot of the time when they are not working they are sleeping or relaxing at home. Many work overnights so those are other things to look for.

Talk to smaller local banks and see what they can provide. Some can wrap construction and purchase into one and if the as repaired appraisal comes in higher than the costs of property and construction they can reduce the down payment at closing for you. Another way is cross collateralizing with your property that has equity in it. This allows you to keep your better terms but still tap into equity from it.

Elliot this sounds like you have done a great job so far! Without knowing much of your bottlenecks or pain points. The thing that sticks out to me is you are booked out for a year but are stuck financially. Sounds like you own your job. I think spending the time this year to work on your business not in your business could really set you up for major success. What tasks can you hire out? Can you get a couple employees? Increasing the income on your balance sheet should help you continue to expand your investments. Additionally, having a business like that works great along side investing as you will have access to cheaper materials and labor when you have periods that are slower with your crew. Just my thoughts but something to consider.

I agree with @Bobby Kelley a higher credit score is advantageous but stability in the job, makes at least 3x rent, and landlord references are more important to me. I understand credit score is important but I always think if they are a great candidate and had a good credit score they are most likely going to buy instead of rent. Obviously there are circumstances when this doesn't track but for the most part is true.

Interesting idea.  So the handyman gets to own some of your place? What if he knows electrical but not plumbing or HVAC?  


 Not a handyman per say just someone with boots on the ground, knowledge of construction and other trades, good problem solving skills, good connections to local vendors, availability to check on the place. You want someone who knows a good cheap HVAC or electrician or plumber, or handyman not necessarily someone who does that work. I see people at meetups all the time with these type of traits but they don't have enough money to take down deals themselves but would be great at playing point guard and verifying work is done/solving problems.

 Yes you are on the right track, Facebook or other social media, google search and see what comes up may get a work email or church directory, calling the numbers you find, calling her children. Then knocking after all those

There is a lot of great advice here. I think right now maybe ask around to local property management companies or if you know any landlords in town and see if you can get a part time job mowing lawns, shoveling snow, basic rental turn tasks like painting or patching holes. This will give you experience, some money, and start building your network. Talk to them about your goals and you will be amazed at what people will do for you if you work hard and keep showing up. Not sure if you plan on going to college but if so I would target buying a single family or duplex in that college town. Live in it and rent out all the other rooms to your friends or other students.

Paying someone to drive an hour, solve issues that arise, shop contractors to find the cheapest or most reliable are all jobs that someone with a little ownership will do better than someone who is getting paid by the hour or on a per job basis.
