Post: I Need Some Structure!

Hello everyone. I was wondering if BP or experienced members here have a recommended company/vendor/type or set of firms that can help me structure my assets and businesses. Things are getting well beyond my skillsets and I need to bring some order and proper planning to my holdings. Below is a brief description of my holdings:

-Two LTR properties that used to be primary residences and are not associated to any type of business structure

-One primary residence that will become a rental in the next 12-24 months

-Two LLC's that do less than $10k revenue per year

-My wife is a Realtor and will soon be licensed for state-sponsored childcare

-I have a W2 full time job

-Will be creating an LLC to trade stocks, options, and futures

I live in Arizona, using Turbotax Home and Business, and I am ready to pay for something better-suited to the expanding array of things going on. My initial focus is to get the rental properties into proper structures with very robust insurance coverages, start the journey of actual tax planning, and protecting everything in general. Any thoughts or ideas are welcome! Thank you!

@Scott Mac Thanks Scott. I think your answer distills down exactly what I am looking for. What is a good document or template that represents the written portion of "knowing the deal inside and out"? The burger king conversation is the verbal side, what is written down in a packet that can be shown to Potential investors? Might only be a few pages with financial info and small writeups. Thank you!!

@Mark Cruse Thanks Mark! Those are all great points! Since I am newer to the aspect of raising capital and have not built a reputation in the field yet, my hope is to have all the T's crossed and i's dotted so every aspect of the deal is on the table and clearly understood. And those deals successfully executed and managed will be the foundation of my reputation.

@Nathan G. Thanks for the reply! I can definitely understand that. And maybe at a more basic level, I'm looking for something like a 3-page document that shows the layout of all the numbers that an investor would want to see like purchase price, input capital, cash flow, expenses, date and amount of money that will be returned to them, etc. Thoughts on that?

Hello everyone! I am trying to take the next steps in learning to raise capital from investors for Real Estate. I own a couple of single-family rentals and want to grow beyond what I can do with my funding alone. I have my eye on a property and am laying out the numbers but I am betting there are already tools, forms, templates, contracts, etc for what people show to an investor that answers most/all of their questions ahead of time and has the verbiage that is important to a transaction when using somebody else's money. 

Anyone able to attach what they use when laying out a deal? Something to show the value and time horizons that an investor will want to see? Examples of past, real-life contracts? I would love to see what experienced people use when raising capital from Private Equity or other investors. Excited to see what kinds of resources are out there! Thank you!
