Hi Reed, knowing not to half-*** your future projects is a good head start. BRRRR method has been successful in my experience, that being said you have to do your homework on these properties in distress. Speak with the town zoning department, proper home inspection, research the area/neighborhood. If you will be out of state, it's very useful to take a trip and personally see the area, properties.

Hey All, I am hoping someone on here has been in a similar situation and has some knowledge to share. 

One of my properties is roughly 500 SQFT shy of being able to subdivide into a separate lot. I have done my homework and a few of the neighboring properties have spare sqft they can sell and still be within the size to subdivide if they wish. Really I am just looking for knowledge on what it may cost to buy such a small amount of land. 

I have gotten a new survey on my property, my realtor has reached out to the property’s selling agent (the lot is up for sale), getting in touch with my town’s zoning department has been a hassle.

As of right now, I am just invested in Myrtle beach. I plan to expand to the upstate as well though. Spartanburg has a new hospital getting built, minor league ball field. Lots of possibilities in this area.

Start connecting with other investors in your area. Networking will go along way, especially in your current position. Best of luck with finding your first deal, house hacking a multi family will be a great first investment!

My opinion will always be a no for friends/family. Too many potential negatives being brought into your business. Best to keep renting to tenants that you have no relationship with. Minimizing risk with rental properties should be your main focus.

@Wendell Godard Just east of Greenville is Spartanburg, SC. I'd recommend also looking into this city and surroundings for BRRRR deals. Greenville has gotten to be quite a hotspot in recent years.

Good luck with your first deal! I would recommend not getting too stuck on finding the “perfect deal”. Find a good one and jump in. Turn that fear into excitement.
