@Michael Smythe

Thank you Michael. I 100% agree. PMs are much more important than the average landlord thinks.

Again, thanks for the advice

Hey everyone, I know it may be something that people don't want to disclose or give out due to the amount of work that is usually put into it but I have to ask. I have been looking for a good pitch deck for limited partners and/or long term multi family holds. I cannot seem to find one that is available out there on the web that pops. I wanted to reach out to the BiggerPockets community and inquire about this. Does anyone have a pitch deck that they would be willing to share with me so I may be able to get a good starting point and customize it to meet my needs?

I appreciate any and all help!

Part of your agency agreement is Obedience. He/she is required to submit the offer. This would be considered a breach of contract.

Hello everyone,

My name is Jared. I currently own 1 SFR that I recently did a cash out refi on and am in search for a new brrrr project. My goal is to partner with someone to learn the ropes and get a good inside view of how a blackbelt investor handles the day to day. I'm currently looking to build my rockstar team and sweat equity is not a problem for me either.

A little about me, I currently work a W-2 in the Oil and Gas industry as a Field Engineer. I have 4 kids and a beautiful wife. I work a 2 week on - 1 week off schedule and I travel quite a bit so I have decided I am no longer missing out on family. Real Estate will be that life changing choice. I've read a lot of Ken McElroy, David Greene and Robert Kiyasaki books and am constantly educating myself. I'm excited about what I can learn from you all.

Anyways, I look forward to joining the bigger pockets community! Any brrrr leads in the western PA area, please dont hesitate to reach out. If any mentors are looking for a dedicated mentee that will return the invested time or mentorship, please dont hesitate to reach out. I feel like a lot of people come on forums like this asking for time and advice from people with extremely busy schedules without the consideration of what they get out of the deal, I am not one of those. I understand the value of time and how a successful relationship succeeds with benefits from both directions.

Hope to meet you all soon!

Out of curiosity, were you able to get a lower valuation due to the vacant unit? considering the NOI is lower than what im assuming his target sale price was?
