Does anyone take in consideration weather/natural disasters when investing out of state (ie tornados, hurricanes, earthquakes etc) or is it "I have insurance who cares" mentality?

We were all new at one point or another. I think you said this was your first deal and you got lucky.
I work in sales where is highly competitive. I'm always willing to help out another because it comes back around. IF you don't think it does, your wrong.
People know where you invested. Its not hard to figure out. You already gave away your "secret sauce" without even knowing it.

Still trying to figure out if these turnkey companies are truly worth it. One company claims to be turnkey then they give an estimate of how much work the home needs in repairs.
Yes, I understand they are doing the research and finding the property, property mgr, etc. But the fees they charge are crazy leaving zero room for equity down the road.
Is there something I'm missing ? Or are they preying on investors that don't know what they are doing.
