There again the real estate agent could help you with finding comps. Iv'e been told you can find out what a house sold for by going to your county records, although Iv'e never done it.

Educating yourself on the market you're buying in is one of the best things you can do to make it easier to recognize a deal and how much to pay. Real estate calculators are an extremely valuable tool. If I can figure the cost of the renovation high and the projected price when I sell on the low side and I'm still happy, I consider it a good deal.  Iv'e had agents tell me they thought something was a good deal but when I crunched the numbers it didn't make sense. Having said that, I think having a good agent is very important and can bring a lot of knowledge and value to the table.

Hi Jonna. The market has been recovering. Last year was good and 2016 looks promising as well!
