@Ric Ernst once again thank you. I'll look into those areas as well. Would you say these areas are better for buy and hold rentals or more of a fix and flip?

Hi everyone! I hope is everyone is doing well. Im new investor trying to land my first duplex OOS. Im looking at a property that looks good in Indianapolis that I found through NEU Real Estate Group. This is all new and overwhelming but I'm trying to take the next step and in NYS properties are more expensive, and I've found that the Indiana market has a lower entry level. I guess my two questions for anyone who has invested in Indianapolis recently, are; is this a  good area to invest in? Also, any advice for me in investing in the Indianapolis market? At the same time if you know of a good title company, real estate attorney that you can recommend I would really appreciate it.

@Francis Nguyen how’s it going man?! Thank you for the advice, I really appreciate it. I was in the process of joining local Groups when all this COVID 19 came on to scene. But I will definitely do it once everything goes back to normal.

You ask some very good questions. I had a game plan going in, which was to do fix and flips and buy and hold. Obviously starting out with fix and flip to get the capital ball rolling and since I have some experience in remodeling/design/construction. But after talking with a BP member and seasoned investor that lives here on Long Island he really doesn’t recommend this to start off with. And I kinda felt the same thing. So now I’m regrouping and changing my strategy to maybe OOS investing. Which would leave me with buy and hold strategy.

How's the market in Philadelphia? I'm looking for properties that below the national average between 120k - 160k ARV. Also duplex or fourplex catch my eye to buy and hold.

So I’m open, I just want to get started and learn what books can’t teach you. So if you have any advice you can throw my way Id greatly appreciate it.
