I definitely see the advantages of both sides but If you wait until you can pay for a property in full you will be wasting a lot of time saving your own money when you could be saving someone else’s money (rent). If you will use a lenders money and leverage that you will see a lot better returns than if you wait to pay in full. Just my 2cents!

Yes it is possible but very unlikely. I have purchased one listing from Zillow that was undervalued but only because the owner was a new investor and didn’t know what current rents were.

I am out of Tennessee and received the same information last week from Zillow. I am really disappointed because I do get a few good renters from the rental manager app but in my opinion the price is a little high. I would love to continue you to use it but not for $10 per week.

@Mike Dizgun you can find capital gains calculators all over the internet if that is all you are needing? If you are needing something more in depth the I would find a CPA in the area that the property was located in.

I split most of my deals between two local banks that both do portfolio lending. Portfolio lending can be a little difficult at times because the lender usually requires more information and more down to put the deal together because they will have it on the books and don’t want it to come back. But my experience with it has been very good and I feel that using the local portfolio lenders keeps our relationship closer and every deal I do with them it gets easier and easier.

I am half way through The Goal by Eliyahu M. Goldratt. It is interesting so far and tells a very good story about production and efficiency.

I am a huge car fan and have gone through several sports cars and never made a penny on any of them. I do not have the slightest regret on buying them because it’s what I like and that is one of the reasons I invest in real estate in the first place is to buy the things I like. Just don’t take my opinion to seriously because you don’t ask another car guy if he should buy a car because the answer will always be a yes!

In my case finding a reliable contractor and finding land to build on that doesn’t cost a arm and a leg per acre.
