So, I was able to get into contact with the owners and they are not willing to sell the house.   I will save their information and contact them later to ask again.

Hi Yolanda.  I don't have any information on them yet. I just discovered this just before I made the post.  I am trying to check on the county tax assessors website for some information but haven't found owners.  I will check with the neighbors and see if they have something more to offer. I did find that all of the property taxes have indeed been paid.

I should add that I am currently living in Irvine, so I am able to go to the property and meet with whomever it may concern over the property.

Hello everyone.  I have come across a house in Irvine, California that has been vacant for the last 7 years.   The elderly owner who lived there passed away and her children have just been paying property taxes on it.  Nothing has been touched or moved out from the house in the last 7 years.  I would love to pursue acquiring this house but I know nothing about California law etc. I am looking into getting in touch with the family to see about seeing if they are willing to sell it.  This would be my first deal, and I think it would be an excellent chance at a wholesale.  

I would really appreciate some direction on the next steps in getting this property under contract.   I realize that this could very well not turn out to anything but I want to go for it. I have been studying primarily on rental investing but I don't want to pass up this opportunity. Is there anyone much more experienced in this that could chime in and help direct me?

Hello. I am college student, graduating in December with a mechanical engineering degree.  Outside of my college loans, I have no experience with getting bank loans, hard money etc..  I do not have a credit card, nor any credit built.   I am researching properties and am curious exactly what I should do to approach someone to fund the loan.   I am familiar with how the BP flip calculator works, so I know I could use that to as some credibility to show how a flip could be profitable to a lender.   At this point I feel that my only barrier is just getting my first deal under my belt.  

I would of course appreciate links to forum posts/podcasts, as those are helpful to some degree, but as far as practical advice, what are some steps I should follow after I have found, viewed and inspected a potential property?

I am very glad to have found it as well. I downloaded all of the BP podcasts onto my phone and have been listening to them along with the 7 habits book. Getting involved in REI reminded me how much I love to learn and develop.

@James Palin Yes. Go Red Raiders!!   I would love to scope something out and possibly make a flip while I am in Lubbock.  I know this question may not have a clear answer, but do you believe that it would be reasonable for me to find a property and flip in 3 months.  I understand I gotta find the right deal.. motivated seller....  etc.   My question is directed at more of gaining an immersive experience of the flipping process during my final semester in undergrad.    I am very eager to get the proverbial snowball rolling.  I want to get into buy-and-hold ultimately, but I feel that it may require more resources and longevity. I am not 100% certain I will remain in Lubbock after my schooling ends.   My dream is to do this full time. My upper hand is that because of my stage of life I dont have anyone depending upon me and my current living situation is absurdly cheap, so I virtually have no real expenses which would allow me to get things moving.   I couldnt imagine how tough this would be to get started while having a wife, kids, mortgage payment etc.
