I am a real estate Broker here in Georgia. Getting a license wont do anything other than pulling comps which can be done any other agent as well.
We have closed on 30+ off market deals in North Atlanta this year and only secret has been connections not license. Brokers call us and ask me if i have someone and i connect the right buyer with the property . Some weeks there are 2 properties and sometimes nothing for a month. My suggestion is make connections with people who list a bunch in a community you are interested in. I sell a lot in a community in Cumming GA and get calls from sellers. I connect to the buyer and deal is closed.
Mailing is another option but i have not tried that .

Forsyth is good for investment because of lower taxes as days on market
are till par with other area's as Alpharetta and Johns creek . Please

We work with lot of investors locally and out of state for buying in Suwanee, Cumming , Alpharetta, Johns Creek and the local area. We are currently managing 50+ homes in the area and there is no demand we have come across because of Covid-19. Business as usual. We just leased a property in Cumming in less than 48 hours on Exit 18 ( Browns Bridge Rd).Highly recommend the area

I just sold a property in the Lawrenceville area and listing one in Lilburn. You can do either. Right now inventory is low and if you have the right product it will sell. Summer has its pro's and cons. More inventory and more buyers. Does not hurt to go ahead and do it now.

@Christopher Lifgren Were you able to find a good place? I have had no luck with sears outlet. There are multiple Warehouses on Hwy 85 in Lawrenceville. I have bought a few for some rental homes but cannot locate the name right now. If you have a good recommendation please let me know

Tenant moved out (Georgia )and owes two months rent and 2 months of fine for breaking lease early. Also he is not answering calls or emails. What course of action can be taken?

Hi Payal I have been working with investors for NJ in the Cumming area and closed on 4 properties just in past 2 months and also did tenant placement . House 1 Price 220,000 rented for 1650 ( Brand new house and we are getting the highest rent in the Community) .House 2: 217,000 rented for $1550 ( also brand new 2017) . Average days for me for all 4 in past 2 months was around 10-14 days. Cumming is still affordable compared to few other local area and there is demand. Let me know if you have specific questions.
